Planet Fitness will take 20,000 square feet of an existing building on the site, which was formerly home to the D.C. Department of Motor Vehicles and other municipal offices. Alex Shiel of Rappaport represented the landlord in the transaction and John Schultz of MacKenzie Commercial Real Estate represented Planet Fitness.
Planet Fitness will be located on the lower level of the building at 3200 Pennsylvania Ave. SE, in a shopping center that Jair Lynch is rebranding as the Shops at Penn Hill. The gym will face what will become an internal street on the site called Q Place SE. Across the street, the developer is eyeing a new mixed-use residential and retail development on what is currently a parking lot behind the existing shopping center.
The revamp of the existing building is the first phase, however, and Jair Lynch hopes to begin work on that this fall. It will include turning part of the office space on the center’s lower levels into a parking garage and re-skinning the exterior of the side of the building on Pennsylvania Ave. SE.
